Mixed-use development project and small lot subdivision includes 10 small lot homes in the Los Angeles neighborhood of Eagle Rock.  Each home is built over an attached 2-car garage along with three guest parking spaces.  Private rooftop decks and balconies provide additional outdoor space.  Particularly challenging was the descending slope from the street which required careful siting in order to minimize the grading and height of retaining walls and other site structures.
